Due to the soaring property prices, the cost of moving and stamp duty, more and more people are choosing to stay in their homes and improve them. This can also add value to their property. Here are our top tips on getting a good return on your outlay
1. Add a room(s)
If there is room, consider modernising a period property by adding bedrooms and a possible en-suite in the roof space with a loft conversion. Whilst this might cost between £50,000 and £100,000, you are likely to get your money back but will also have the luxury of the added extra space for your current use. Extra bathrooms can add between 1% and 5% to a house price
2. Convert the garage
Consider converting your garage, especially if it is an integral part of the property. As more people work from home, studies are becoming more in demand. A lot of older garages are unable to fit modern cars in them and are often used as storage space. It can also make a ‘grown up’ space or if opened up to an existing room a great family/kitchen area. Make full use of this space. A garage conversion will cost between £12,500 and £20,000.
3. Go open plan
Opening up the kitchen using the side return can add between 5% to 10% to the value of your home. On average, every increase of 10% in floor area can add £10,000 to the property value. The current trend is also for larger family kitchen/dinning/living spaces too, so can make your more saleable when that time comes.
4. Add light
Light and airy homes are now de rigeur. Think of replacing windows with floor to ceiling windows or fully opening bifold doors with access to a patio area. Consider also the option of adding full height inward opening glazing in an upstairs room with the use of a Juliette balcony. Let the light flood in.
